Investment objective

Target current income supported by property-level cash flow and total return supported by disciplined asset management. Targets are objectives, not guarantees.

Portfolio construction

Diversification is pursued across submarket, property type, tenant profile and business plan complexity, subject to availability of qualifying opportunities.

Value-creation plan

Where applicable, business plans focus on stabilizing operations, addressing deferred maintenance, repositioning underutilized space and improving lease structure.

Capital structure

Treem may use senior loans, seller financing or other property-level financing where appropriate.

Risk factors

Private real-estate investments are illiquid, speculative and involve substantial risk. Complete risk factors are provided in the definitive offering documents.
